My two favorite sources of motivated seller leads in real estate wholesaling are driving for dollars leads and probate leads. These make for an incredibly powerful 1 -2 punch. With this real estate investing challenge, we are going to take a very close look at how to properly implement driving for dollars in 2023 and to do it at scale and with accountability built in. If you have tried marketing to probate leads in the past and maybe even have tried driving for dollars in the past and still haven’t gotten results, I highly encourage you to watch this webby and participate in the challenge. There is likely just a handful of things you are doing wrong that with the right tweaks, we can get you off to the races.
With these leads, we will be focused on cold calling them and also sending them specific direct mail. You are going to have my support every step of the way so that you are not left in the dark of what to do and in what specific order.
What Is The Deal Machine App?
The Deal Machine App is an extremely powerful software that allows us to compile a list of physical distressed properties very quickly that we can later market to.
By using the “Tap to Add” feature we can easily add properties that are showing physical signs of distress and by tapping radial button it simply adds it to a custom list that we can later export for marketing purposes. So simply when we are driving in our car there is a radial button above each house, almost like looking at a Google satellite map of properties, and when we’re driving and see a distressed property we tap it and it adds it to a list. Doing it in this way we can typically add 50-80 properties per hour. We will then go back and market to that custom and unique list of property owners via cold calling and direct mail. There is a lot more strategy to it but at the end of the day it’s very very simple and this is the best tool on the market for Driving for Dollars. I wouldn’t recommend using any other, just this one. It’s simply the best.
